How to improve your Airbnb offering in 10 simple steps!

As an Airbnb host, there are months you’re doing really well and earning a lot of money and other times, you wonder if there’s anything more you can do to boost your bookings. Well, every industry has its secrets and by following these six simple steps below, you will be on your way to earning more money

1. Don’t skip on high quality photos

• Pictures are worth a thousand words! Airbnb has professional photographers that can take photos of your listing but there’s usually a waiting list. Instead of waiting, you can reach out to a real estate photographer and ask them that you want your listing photographed with all the furniture. Having high quality photos is one secret ingredient that you don’t want to skimp on as more people are likely to view and book your listing.

2. Welcome message /check out message

Include an initial message when your guest first books with you. For example, Hi John, Welcome to Austin! We look forward to hosting you.

• Also, don’t forget to include a welcome message at least 24 hours prior to guest checking in. Include the following:

-Check in instructions

-Door code (for easy self-check in)

-Listing address

-Parking instructions

-Instructions on how to access smart lock

-Wifi  username/password

-House rules

-Things to do (hiking, restaurants, local hotspots, etc.)

• Check out message

  • Example: I hope you enjoyed your stay! It was a pleasure having you. Reminder check out is at 11am. (Include any other check out instructions for guest).

3. Think like a guest

• Is your listing for solo travelers, couples, and/or families? Put yourself in the guest’s shoes. What would you want to know when traveling to a different city or country? What are the local hotspots? Make sure to include these in your welcome message/email to your guest.

4. Respond in a timely manner 

• You snooze, you lose. That is why communication is key! If a guest has an inquiry about your listing, try to respond to them as soon as possible. The quicker you respond and answer a guest’s question, the chances of having them book with you just went way up.

5. Reasonable/competitive pricing

• With COVID-19, this year has been challenging one for everyone, and it has negatively impacted hosts globally. One thing you can do to boost your bookings and put your guest’s mind at ease, is to offer flexible booking options. We can’t always control what’s happening around us, and this is one way we can empathize with our guests when ‘Life happens.’

7. Self check-in

• Especially now with a global pandemic, guests feel a lot safer that you are abiding by CDC guidelines. Having a keypad or lockbox for easy self-check in, makes a huge difference for those guests that want to social distance.

8. Personal tips & touches

• If you have the means, hire an interior designer to scope your space. He/she can give you tips on how to design your space while adding your own personal touch. Also, think of what kind of amenities you can provide for each guest like snacks or a bottle or wine (for those guests that are celebrating an anniversary or birthday weekend).

9. 5-star reviews

• The more 5-star reviews you have, the higher your listing will rank on searches.

10. Home/room preparation

• Presentation is everything! Another way you can ensure that a guest leaves a 5-star review is to make sure you keep a sparkling, clean home or room. Amenities like a comfortable bed, pillows, and investing in high quality bath towels makes a world of a difference.
